"How much per square foot?" is the first thing most people ask us on the phone, and it's a fair question. The truthful answer is that we can't give you a real number until we've seen the house. Paint is a small part of the bill. Most of what you pay for is the work done before the first coat goes on, and that work is different on every home.

Embree Painting LLC is a painting company based in Rome, Georgia. We've been painting homes across Rome and Floyd County, from newer builds to Victorian and 1800s houses. This page lays out how we price a job and what goes into every estimate.
A few things set the price.
1. Condition of the surface
This matters more than anything else. If the paint is still holding tight, a good wash and fresh coats go on quickly. If it's peeling, chalky or worn down to bare wood, we have to scrape, sand and prime before we can paint, and that takes most of the hours on the job.
2. How much repair is hiding in it
Some problems stay hidden until you get up close: loose caulk, cracked drywall, old water stains. On older homes we often find rotted wood in trim, siding or window sills once prep gets started. We repair or replace that wood before any paint goes on, because paint won't hold on soft wood. It adds to the final number based on how much we find, and we'll show it to you and talk it through before we do the work.
3. Height and access
A single-story ranch on flat ground goes faster than a two-story house with tall gables or a sloped yard, even when the square footage is the same. Setting up ladders, moving them and working safely up high all add time.
4. Coats and coverage
Every job gets primer where it needs it and up to two coats of finish paint. Bare wood, new drywall, stains and big color changes, like going from a deep red to a light cream, are the places that usually need primer or extra attention. If your project needs it, we'll tell you up front.
5. Product
Better paint costs more per gallon, and it also lasts longer on the wall. We use premium Behr, Sherwin-Williams and Benjamin Moore. On an exterior, a premium paint nearly always costs less over the years, because you won't be repainting as soon.
6. Detail and cut
Flat walls go quickly. Window grids, porch spindles, crown molding and gingerbread trim all have to be painted carefully by brush, and that takes time. Many of the historic homes in Rome are full of this kind of detail, and it's the work we enjoy most.
Lead-Safe Painting for Older Homes
Lead-safe painting for pre-1978 homes
Homes built before 1978 may have lead-based paint under the layers you see. Embree Painting is a Georgia RRP Certified Firm, and we follow lead-safe work practices to contain dust and clean up properly while we prep and paint.
Paint We Trust
We paint with premium Behr, Sherwin-Williams and Benjamin Moore. Behr's premium lines are excellent paints that cover well, go on smoothly and hold up to Georgia heat and humidity. Sherwin-Williams and Benjamin Moore are two of the best-known names in the trade. All three are top-quality paints, and we'll help you pick the one that suits your surface, your budget and how long you want the job to last.
